To open the public hearing at 6:15 P.M
“MOTION was made by Mr. Marsan to open the public hearing at 6:15 P.M. Seconded by Mr. Kimball. Attorney Matthew Porter explained that Mr. Andrew Gildea would be the Manager of Record for Champions Indoor Golf. Mr. Gildea stated that this is their fourth location and third location with an alcohol license. Attorney Porter informed the Board that the businesses have been very successful and that the applicant currently has active locations in Bridgwater and Billerica and they have had no issues with liquor sales or selling to minors. Attorney Porter added that they are all alcohol TIPS certified and noted that the alcohol just adds to the leisure of having a drink while playing golf. Mr. Marsan questioned when they planned to open. Attorney Porter stated that it is up to the Alcoholic Beverages Control Commission (ABCC), but he presumed it would probably be up to 3 months, but noted that the lease is in place and once the application is approved by the ABCC, the lease would commence operations soon after. Mr. Gildea explained that things really start to kick off in the indoor golf world around end of November and the month of December. 3|Page Select Board - Agenda 07/24/2025 Mr. Kimball stated that they already have a project out that there that is still not opened and he just wanted to see if the Board will have it so there is a timeline to have them open by. Attorney Porter assured the Board that his client would be ready to go soon after the ABCC's approval. Mr. Marsan asked if he has built out the golf course yet, which Mr. Gildea answered that they have not yet and Attorney Porter explained they are waiting on the ABCC's approval. Mr. Gildea explained he has been a golf pro since 2011 and started around Pine Hills and then - moved to Bridgewater where he is a resident. He advised that his establishments continue to grow and the thing that keeps them going is the leagues throughout the winter. Mr. Gildea stated that he is just trying to continue to grow for'the golfers in the winter and continue leagues and the simulators create a great environment for new golfers to learn the game, especially for kids. Mr. Kimball suggested reaching out to the Norton High School and Mr. Gildea stated that they plan to and did so in Bridgewater and Billerica. Mr. Rich asked when the lease actually goes into effect. Mr. Gildea stated that the lease is - contingent upon the license and once they have obtained the license, they have a 30-day buildout on their end of things. Mr. Clark noted that while it won't hold up the vote tonight, but before they open, they will need to coordinate with the Building Department and Fire Department, which Mr. Gildea stated that he understood and described it as a "chicken and the egg" situation. Attorney Porter stated that generally speaking, within the next week or so, there will be an investigator assigned to their application and he will be in constant communication with Ms. Jennifer Reid (Executive Assistant, Licensing Coordinator, & Select Board Liaison) to make sure they are on the same page as to what is going on. Mr. Rich requested that in September they come in and give an update. MOTION was made by Mr. Marsan to close the public hearing at 6:25 P.M. Seconded by Mr. Kimball. Vote: Unanimous. MOTION CARRIES..” (Motion: Marsan, second: Kimball)
