To approve the alteration of premises with the condition that after 10:00 PM no noise coming from the outdoor seating area is to be heard off the premises, and no light spills off premises after 11:00 PM. Mr. Tedstone asked if Cornell's is amenable to the conditions, and Ms. Scanlon stated they need to provide enough light for security, and noted that there is a light on the sign in front that is important to keep on. It was noted that the lights can be turned down and/or refocused to meet the requirements. Ms. Lazarus noted that site plan review from the Planning Board is also required, and this could be an additional condition. Mr. Herr amended the motion to include a condition that it is contingent on site plan approval from the Planning Board
